Further development. CU acquired the land early and is hanging on to it so that it will have a place to "grow" without having to suck up residential properties surrounding main campus when it feels the need to expand. Perhaps there will be a new research center, new dorms, or new recreation fields there someday.

So far it basically only has the varsity tennis courts and the cross country course, but with all the construction on the main campus taking up most of the last remaining spaces, it probably won't be long before construction of academic buildings or dorms begins down there.

i think in the future they plan to put some research facilites down there, but as of now theres not much going on there

It will be a future expansion, so eventually it will have dorms and more places to make the campus bigger
